    After having our underground parkade professionally cleaned, it became apparent that a few parking stalls remained badly stained. At this point, our PM has suggested that we simply hire professional cleaning for the stalls in question and then post the amount owed to the Owner’s account.

    The Board would like to take a softer approach and give the owners a chance to do the cleaning themselves (with guidance on safe and effective DIY cleaning options supplied to them). And only if we do not receive a response or their cleaning efforts are ineffective, would we call in professionals to specifically clean these stalls then chargeback to the owners.

    My question: As a Board, can we take this approach? Can we require individual owners of titled parking stalls to clean or else we will? Understand that our concern is the cleanliness of the entire parkade and the impact on all of our property values.

    Appreciate any insight folks might have on this.

    GREAT idea!

    Yes, I have given owners a warning letter and given them two weeks to clean up their parking stalls.

    I recommend letting the owners know the approximate cost to clean up the stall so they know how much they will be paying if they ignore the warning letter.

    Also, ask them to get their car fixed or it will be a recurring issue.

    Just a heads up that you’ll likely have at least one owner push back and say the stain was caused by a previous owner, but just remind them that when they purchased their residential unit and took possession of their exclusive use area that they also agreed to complete all maintenance responsibilities as well (per Condominium Property Act).

    Thank you so much for such a quick reply! Very informative.

    Good to know that other condo boards have done this … feeling more confident now to go ahead and issue notices.

    Definitely a good idea to let them know the cost so that they are less inclined to ignore … and also to have their vehicle serviced!!

    Good for you to take a gentle approach. We need good relations with our owners, even if we don’t always agree!

    I hate to ask the perennial question, but what do your bylaws say?

    Your concern about both property values and the overall cleanliness of the property is well-founded. Maintaining high standards is in the best interest of all.

    I like Dana’s approach.
