COF Condo Chat Question
1. Our condo manager has put invoices in front of the Board that should be operating, not Reserve expenditures, and then tells us that the Board has discretion to pay from Reserves. I disagree. Example: 4″ copper pipe repair (not replacement) around 5K$. Copper piping not part of DHWR or risers, but are connecting. We’ve had to repair these pipes previously. What are your thoughts?
2. Our condo manager charges us 10% in project management fees. I ensured the project management line was put into the RFS/Funding plan as a separate line so that we could see the overall impact. What is your experience with companies that charge additional fees that should be included?
