    I would very much like to see 3rd party AGM hosts ie separate from the management company, and in our case totally managed by the lawyer, chaired by another lawyer and registration hosted by a contact of the lawyer.

    In addition there is in my opinion absolutely no need for proxies with the use of electronic “vote ahead“ options. Lash Law agrees with me (LOL)! I would die happy knowing they had been eliminated as the potential for abuse (or the mere accusation of abuse) would be eliminated.     Thanks for your post, Christine.

    In my experience, independent chairing of AGMs can be helpful if there is a lot of discord within the condo owners.

    Having said that, some condo chairs or condominium managers can do an admirable job of ensuring the meeting meets the needs of all owners.

    It is in everyone’s best interests to ensure that all owner’s needs are met. One reason AGM’s can be difficult, is that owners are not kept well informed during the year or questions are not issued appropriately. They just become a social pressure cooker that blows up at the AGM.
