    In our 289 suite site a “Building Manager” is employed by the corporation, and is considered to be the site manager and does most of the duties of a condominium manager – all correspondence is to go through her but the corporation is not self-managed. We have a Lisenced Property Manager via a well known property management company. Should our on site Manager be lisenced?

    Great question. I suggest you email Doug Dixon at the Real Estate Council of Alberta (RECA). When you receive his response, it would be helpful to post here. Doug is the official person at RECA who rules on questions like this. He is a good friend of COF.

    I am posting the reply-sneaky loophole when 99.9% of the work is via the employee:

    Hi Christine,

    Employees of condominium corporations are exempt from licensing. The section of the Real Estate Act that applies is:

    Application
    (6) This Act, as it relates to engaging in a condominium management service, does not apply to a condominium corporation in respect of the condominium corporation managing its own affairs.

    The Alberta government has specified that this section is to be interpreted to include directors, officers and employees of a condominium corporation.

    Please let me know if you need additional clarification.
