    I am on the board of a small condominium with wood burning fireplaces in almost all units.

    We have never had a consistent policy for inspection and cleaning of these fireplaces. Sometimes the board has coordinated this for all units over the course of a few days, and at other times an individual owner has coordinated it themselves for the fireplace in their unit.

    The fireplaces are shown as common property on our condominium plan. Our bylaws do not mention the fireplaces specifically but do state that the corporation shall maintain the common property.

    I’d like to ask other owners with wood burning fireplaces in their buildings; Who is responsible for arranging the inspections and cleanings, the corporation or individual owners?

    If your condo plan shows them as common property, which they should be, then the corporation is responsible for maintaining them.
