    Hi Kathleen,

The number of unit factors associated with your condo unit will be stated on your certificate of title. On your certificate of title it will say something similar to: “UNIT 27 AND 109 UNDIVIDED ONE TEN THOUSANDTH SHARES IN TEH COMMON PROPERTY.” So in that case you would have 109 unit factors.

Note that many condo corporations have titled parking stalls and titled storage lockers. So you might have more than one certificate of title that you need to look at to determine how many unit factors you own.

If you don’t have your certificate of title handy, you could ask your condo manager how many unit factors you own. They have to have that information so they know many much to charge you for condo fees or special assessments.

Alternatively, you can buy your certificate of title from land titles for very cheap. Let me know if that’s the case and I can walk you through the steps to purchase your certificate of title.
