One aspect not touched on anywhere: many developers will pitch a sale based on “set it and forget it” to snowbirds, leaving the operations to a few resident volunteer board members and managers. In the initial sale, they will pitch low condominium contributions and then offer to pay the first couple of years – leaving the future elected board to discover unpaid utilities and no contributions to a Reserve Fund, with a consequent special levy or increase in the regular ‘contributions’ or both.
