    A Reserve Fund Study is more than a legislative requirement—it is one of a condominium corporation’s most valuable financial and strategic planning tools. This practical presentation will help board members and condominium managers interpret study findings, assess funding recommendations, anticipate major repair and replacement projects, and translate a 30-year forecast into a clear, actionable five-year plan.

    This presentation provides condominium owners with a comprehensive overview of reserve funds and the critical role they play in the long-term financial health of their condominium corporation.

    Topics will include an explanation of what a reserve fund study is (and isn't), the legal requirements surrounding it, and what should—and should not—be included in the study. We will explore how costs are calculated, the importance of accurate forecasting, and the potential consequences of underfunding.

    The session will also address the question of whether reserve fund studies should be updated more frequently and examine the growing impact of extreme weather events on building components and reserve planning.

    By the end of the presentation, owners will have a clearer understanding of how reserve funds function and why diligent planning and ongoing review are essential for protecting their investment.

    Shantel Kalakalo is the President/Partner of KALHAM Consulting Ltd. Previously Shantel worked at Wade Engineering for nearly 18 years and has led the Reserve Fund group for 15 years. She has a passion for Reserve Fund reports and has shown remarkable dedication to this industry. Shantel is also a current Board Member of a condo (Treasurer/Account Signatory) and has owned condos in the past which confirms the practicality of advice offered.

Key personnel have been completing Reserve Fund Studies/Life Cycle Costing Reports for the last 15 years. Currently we have eight (8) team members working on reports including two (2) engineers – one assesses the mechanical & electrical and another to stamp the final report.

    Michael will discuss recent legislative changes impacting condominium law in Alberta, with a focus on updates to voting procedures, chargebacks and insurance deductibles, and the introduction of the new Condominium Dispute Resolution Tribunal. The session will examine how these changes affect condominium corporations, boards, owners, and property managers, and will provide practical insight into compliance and dispute resolution under the evolving legal framework.


    About Our Speaker: Michael Bokhaut from Carbert Waite LLP


    Michael is a partner at Carbert Waite and co-chair of the firm’s commercial litigation and condominium practice groups. Michael’s litigation practice focuses on construction, insurance, shareholder disputes, and condominium law. Michael also has significant experience in oil and gas litigation and commercial landlord and tenant disputes.

    Michael has extensive experience representing owners, general contractors and subcontractors in various construction matters including construction liens, deficiency claims, and contractual interpretation issues. Michael is well versed in relevant legislation surrounding builders’ liens and regularly teaches courses to the construction industry. Michael has also represented both insurers and insureds in various insurance related claims including fire, flood, product liability, and disability. Michael has experience providing coverage opinions. He regularly represents insureds in disputes with their insurance providers over coverage.

    About our speaker: Terry Gibson


    Terry is the co-founder and former long-serving Chair of the Condo Owners Forum Society of Alberta, a nonprofit organization dedicated to strengthening the voice and knowledge of condominium owners.

    Trained through Alberta’s Board Development Program, Terry specializes in governance training for nonprofit societies. He holds a business degree and a diploma in urban land economics.

    Terry brings more than 15 years of professional experience in the housing sector, including management roles with Canada Mortgage and Housing Corporation.

    He is a retired professional member of both the Real Estate Institute of Canada and the Real Estate Institute of British Columbia. Having lived in condominiums for more than 28 years, Terry also brings extensive firsthand governance experience, having served in multiple condominium board leadership roles, including secretary, treasurer, and chair.
